About the Role

The Land Acquisition Manager is a high-impact, contributor responsible for sourcing, underwriting, negotiating, entitling, and closing land opportunities that fuel our long-term growth.

You will own land deals from initial sourcing through closing and transition to Land Development, building and protecting our future lot pipeline across active and emerging markets. This role requires independence, strategic thinking, and the ability to manage multiple complex transactions with minimal day-to-day oversight.

Success in this role is measured by the quality, timing, and profitability of land delivered into the pipeline.


What You’ll Do

Source & Identify Opportunities

  • Proactively identify land opportunities through brokers, landowners, developers, municipalities, and off-market channels

  • Analyze submarket fundamentals, absorption trends, and competitive positioning

  • Build and maintain strong relationships with landowners, brokers, engineers, planners, attorneys, and local officials

Underwrite & Analyze

  • Build detailed land underwriting models, including residual land value and entitlement cost analysis

  • Evaluate deals against internal return thresholds

  • Assess zoning, infrastructure, entitlement status, and environmental risks

  • Identify risks early and develop mitigation strategies

Negotiate & Execute

  • Lead negotiations for Letters of Intent and Purchase & Sale Agreements

  • Partner with the Director of Land Acquisition and legal counsel to structure transactions

  • Manage contract milestones, contingencies, and closing conditions

Own Due Diligence & Entitlements

  • Oversee surveys, title, environmental studies, engineering, and pro forma reviews

  • Manage the entitlement process through final land-use approvals

  • Lead zoning changes, annexations, general plan amendments, and plat approvals as required

  • Direct consultants and drive entitlement timelines to maintain feasibility and schedule

  • Transition approved projects to Land Development per internal protocols

Lead Internally

  • Present deal packages to leadership and land committee with clear recommendations and risk assessments

  • Partner cross-functionally with Finance, Sales, Marketing, Construction, Purchasing, and Operations

  • Lead internal kick-off meetings for newly approved deals

  • Provide pipeline updates and acquisition forecasts


What You Bring

  • 3–5+ years of experience in land acquisition, land development, or residential real estate

  • Demonstrated success sourcing, underwriting, negotiating, and closing land deals

  • Strong understanding of zoning and entitlement processes

  • Advanced financial and analytical skills (land proformas, valuation analysis)

  • Excellent negotiation and presentation skills

  • Ability to independently manage multiple complex transactions

  • Proficiency in Excel, Word, and PowerPoint

  • Experience with multi-phase developments and takedown structures preferred

  • Prior experience presenting to land or investment committees preferred


Work Environment

This role includes a mix of office-based work and field visits.

  • Ability to sit, stand, and travel for extended periods

  • Attendance at occasional evening meetings, site walks, and networking events

  • Valid driver’s license and travel within assigned markets required
